Arada has announced the record-breaking sale of “Al Matlaa,” its crown jewel duplex penthouse at Akala, for AED 125 million. This landmark transaction places the ultra-luxury unit among Dubai’s top ten most expensive apartments sold this year, highlighting international investor confidence in the city’s premium wellness-focused real estate.

Located near Dubai International Financial Centre (DIFC), Akala is the world’s first fully integrated health and wellness residential destination. The penthouse, spread across the top two floors of one of Akala’s twin towers, offers more than 23,000 square feet of exquisitely designed living space with panoramic, unobstructed views of Burj Khalifa, Downtown Dubai, DIFC, and Zabeel.

The duplex features six bedrooms and showcases innovative design throughout. Highlights include a grand living hall with breathtaking skyline vistas, dedicated private and public suites, an in-home art gallery, and an expansive rooftop terrace with a private swimming pool and jacuzzi.

Notably, this penthouse is the largest apartment ever sold in DIFC and the largest sold in Dubai so far in 2025. Standing at 220 meters high, the two-storey residence exemplifies Akala’s philosophy of combining advanced medical diagnostics, performance treatments, and exceptional hospitality to deliver measurable health and wellness outcomes.

“Akala has been envisioned as the world’s most advanced health-focused residential destination,” said Ahmed Alkhoshaibi, Group CEO of Arada. “This sale demonstrates the growing demand for a new category of real estate that prioritises long-term wellbeing. The exceptional value of this penthouse – despite its non-waterfront location – underlines Akala’s strategic positioning, outstanding design, and strong brand reputation.”

The AED 5 billion Akala project sits between Index Tower and Central Park Towers and comprises 534 branded residences alongside a five-star wellness hotel. Residences integrate health-enhancing features such as advanced air and water purification systems, climate and lighting controls aligned with the human circadian rhythm, and organic sleep systems.

Shared amenities span over 13,000 square meters and include a state-of-the-art medical centre, a luxury wellness spa, a high-performance fitness club, and private training studios, in addition to Akala’s signature health spa. Residents will also benefit from AI-enhanced hospitality services, specialised concierge assistance, in-home treatment programmes, and customised healthy meal planning.

Akala is designed to achieve LEED Gold and WELL Silver certifications, setting a global benchmark as the first residential destination to offer such comprehensive health-focused living under the Akala brand.
