Dubai South Moves Ahead with AED 2 Billion Hayat Build-Out

Dubai South Properties has awarded a AED 2 billion construction contract to Mohammed Abdulmohsin Al-Kharafi & Sons for multiple phases of Hayat by Dubai South, a master-planned residential community spanning 10 million square feet. The development is located near Al Maktoum International Airport and is being positioned as a fully integrated neighborhood built around convenience, wellness, and modern living.

Project to Include About 2,500 Homes

The Hayat scheme will comprise around 2,500 residential units across several categories, including townhouses, semi-detached villas, standalone villas, luxury homes, apartments, and serviced apartments. Unit configurations will range from one to five bedrooms. According to the project description, the homes will feature contemporary architecture focused on simplicity, spacious interiors, privacy, and flexibility for different household needs.

Lifestyle Amenities at the Center of the Master Plan

Dubai South said the project is intended to offer more than housing alone. The master plan includes landscaped gardens, shaded walking paths, family play areas, outdoor activity spaces, fitness and wellness facilities, swimming pools, and dedicated relaxation areas. A retail center and a promenade lined with shops, cafés, and essential services are also planned, along with lakes integrated into the broader community layout.

Strategic Location Near Airport and Business Hubs

One of the development’s main selling points is its connectivity. Hayat will have direct access to major road networks and key economic zones, including Al Maktoum International Airport, Sheikh Mohammed bin Zayed Road, Emirates Road, Jebel Ali Free Zone, and Dubai South Free Zone. The location is expected to appeal to both families and professionals seeking easy access to workplaces and transport links. Construction is scheduled to begin in the second quarter of 2026, with the first phases due for delivery in 2028.

Company Says Demand Has Been Strong Since Launch

Nabil Al Kindi, Chief Executive Officer of Dubai South, said the project has attracted strong interest since its launch in 2025, driven by its location and the lifestyle offering built into the development. He described the appointment of Al-Kharafi & Sons as an important milestone in advancing the project and said it reflects Dubai South’s commitment to investors as it continues to expand its residential portfolio.

Al Kindi added that the development aligns with Dubai’s long term planning priorities, including the Dubai 2040 Urban Master Plan and the D33 economic agenda. He said the aim is to create a community that combines quality of life, strong connectivity, and facilities designed around contemporary living standards, further strengthening Dubai South’s position as a destination for both housing and investment.

Wider Area Continues to Add Services and Infrastructure

The company also highlighted the broader ecosystem taking shape around the project. Dubai South is expanding its residential support infrastructure with public parks, sports courts, retail outlets, a 50,000 square foot hypermarket, a mosque, a petrol station, and a public bus route linking the district to Expo Metro Station. The area already includes a GEMS Founders School, while a 200,000 square foot shopping center is currently under development. Together, these additions are intended to support daily life for residents and reinforce the long-term appeal of the wider community.
