Increasingly, it is being shaped by a new level of privacy and personalisation that reflects the daily lives, interests, cultures and individual needs of wealthy homeowners.<\/p>\n<p class=\"isSelectedEnd\">The requests made by buyers in this segment reveal a clear evolution in the meaning of luxury, ranging from hidden rooms, secret safes and facial or iris-recognition access systems to private car lifts, underground vehicle galleries, fully equipped wellness facilities and private swimming pools within residential properties.<\/p>\n<p class=\"isSelectedEnd\">This trend reflects a broader shift in Dubai\u2019s ultra-luxury property market, as a growing number of buyers move away from purchasing homes purely as seasonal residences or short-term investments and instead choose Dubai as their primary base for long-term living.<\/p>\n<p class=\"isSelectedEnd\">As this shift continues, wealthy buyers are increasingly looking for homes designed around their lifestyles. Their requirements may include majlis spaces for large families, separate kitchens for private chefs, home cinemas, spa and yoga facilities, as well as layouts that take into account Indian Vastu principles and Chinese Feng Shui. Privacy, quality of life and personalisation are becoming some of the defining standards of modern luxury.<\/p>\n<h3>Evolving Tastes<\/h3>\n<p class=\"isSelectedEnd\">Chris Whitehead, Managing Partner at Dubai Sotheby\u2019s International Realty, said that at the highest levels of the market, buyers are not simply looking for a home. Beyond traditional considerations such as location, space and construction quality, the specific requests they make often reveal deeper aspects of their mindset and personal requirements, which can ultimately influence the decision to buy.<\/p>\n<p class=\"isSelectedEnd\">He added that ultra-high-net-worth individuals are increasingly seeking homes that offer a greater sense of space, often including generous outdoor areas or basement levels, alongside areas designed specifically to suit their personal needs.<\/p>\n<p class=\"isSelectedEnd\">Built-in safes for storing valuable possessions inside spacious dressing rooms are also among the more common requests, together with secure hidden vaults and advanced protection systems. Because of the private nature of these features, they rarely appear in public property listings, but they often form an important part of bespoke homes.<\/p>\n<p class=\"isSelectedEnd\">Some of these solutions include biometric access systems using handprints, facial recognition or iris scanning, reflecting the growing importance placed on privacy and security in Dubai\u2019s ultra-luxury residential segment.<\/p>\n<p class=\"isSelectedEnd\">Whitehead noted that Dubai offers lifestyle advantages that stand out compared with many other global cities, helping attract wealthy individuals from around the world. At the same time, cultural considerations play an important role in the selection of certain homes.<\/p>\n<p class=\"isSelectedEnd\">A number of buyers from India and East Asia, who represent an important segment of the luxury property market, seek homes that align with the principles of Indian Vastu and Chinese Feng Shui. As a result, the orientation of the property and specific rooms, the flow through the main entrance and even the materials used in interior finishes can influence purchasing decisions.<\/p>\n<p class=\"isSelectedEnd\">These requirements are particularly visible in premium residential communities such as Emirates Hills and Dubai Hills Estate, where adherence to Vastu principles can be an important selling point for buyers looking for properties designed around highly specific preferences.<\/p>\n<p class=\"isSelectedEnd\">This trend also reflects a change in the way buyers view luxury homes in Dubai. Around a decade ago, many purchasers saw such properties mainly as seasonal holiday homes or short-term investments. Today, a larger share of buyers are purchasing homes with the intention of living in Dubai and investing for the long term.<\/p>\n<p class=\"isSelectedEnd\">Once a property becomes a primary residence, the nature of the requirements changes significantly. The objective is no longer simply to own a luxury property, but to find a home that can enhance everyday quality of life while offering privacy, personalised spaces and amenities tailored to individual interests.<\/p>\n<p class=\"isSelectedEnd\">One example is an ultra-luxury mansion in Umm Suqeim designed by renowned designer Viktor Udzenija, featuring an underground car gallery accessed through a hydraulic vehicle lift.<\/p>\n<p class=\"isSelectedEnd\">Rather than functioning as a conventional garage, the space was designed as a private automotive museum, complete with temperature-control systems and travertine finishes, while also connecting directly to an entertainment area within the home.<\/p>\n<p class=\"isSelectedEnd\">Health and wellness facilities have also become a leading priority for buyers of luxury homes in Dubai. These can include professional spa facilities, home gyms and advanced smart-home control systems, features that are increasingly found in premium properties in areas such as Jumeira Bay Island and Emirates Hills.<\/p>\n<p class=\"isSelectedEnd\">Another example is a modern villa in Umm Al Sheif designed by SAOTA, with an entire independent floor dedicated to wellness and entertainment. The level includes an underground yoga room, a private hair salon, a steam room and a small indoor swimming pool.<\/p>\n<p class=\"isSelectedEnd\">This floor is directly connected to an underground car gallery designed to display a private vehicle collection, while the outdoor garden and pool area maintain the feel of a luxury resort.<\/p>\n<p class=\"isSelectedEnd\">Whitehead pointed out that, ultimately, buyers of ultra-luxury properties in Dubai are looking for homes that fit naturally with their lifestyles and meet the needs of both themselves and their families. These requirements may be cultural, such as having a majlis suitable for large Arab families, or more personal and linked to individual interests.<\/p>\n<h3>Global Standards<\/h3>\n<p class=\"isSelectedEnd\">Firas Al Msaddi, CEO of f\u00e4m Properties, said Dubai\u2019s luxury property market is seeing growing demand for homes offering unprecedented levels of comfort and privacy, noting that some exceptional client requests include private lifts leading to safe rooms and bathrooms decorated with diamonds.<\/p>\n<p class=\"isSelectedEnd\">He added that Dubai is, in many respects, establishing new global standards for ultra-luxury living, pointing out that the market experienced a major surge in high-end residential developments after the Covid-19 pandemic, as developers competed to introduce new features and experiences.<\/p>\n<p class=\"isSelectedEnd\">He explained that private swimming pools are one of the clearest examples of this transformation.
