Emaar to Unveil Integrated Smart City in Dubai Worth AED 200 Billion

Emaar Properties is preparing to unveil a new destination in the heart of Dubai, designed to offer an advanced model of integrated urban living. The project carries a total development value of around AED 200 billion, reflecting the emirate’s continued ambition to develop modern cities that are more connected to people, technology, and sustainability.

The company said the masterplan will include more than 4.5 million square metres of built-up area, with the capacity to accommodate nearly 150,000 residents. The development is expected to be divided into five integrated urban districts, bringing together residential, commercial, entertainment, and service facilities to create a complete daily environment for both residents and visitors within one urban destination.

The project is based on the 20-minute city concept, which focuses on bringing essential needs closer to residents. Under this model, most daily facilities can be reached on foot within a short period of time. These include homes, offices, retail spaces, public services, and entertainment destinations, in a way that aims to reduce long commutes and improve overall quality of life.

The new destination will also strengthen its connection with the wider city through a direct link to the Dubai Metro network, making it easier for residents and visitors to move to and from different parts of the emirate. The project also supports Dubai’s direction toward sustainable mobility through infrastructure prepared for electric vehicles, modern transport systems, and digital solutions for managing movement and services.

The city will rely on smart building and connectivity systems, along with services supported by real-time data and artificial intelligence. These technologies are expected to improve daily operations and enhance the experience of residents. They will also help manage traffic, organize facilities, and provide faster and more flexible public services.
