
Dubai Healthcare City Authority, the regulatory body overseeing business growth and development in Dubai Healthcare City (DHCC), has announced a major development plan worth AED 1.3 billion to enhance Phase 1 of the medical zone located in Oud Metha, Dubai.
The plan aims to solidify Dubai’s status as a leading global destination for healthcare, while also reinforcing its attractiveness for international investments in this critical sector. The first phase of the development includes the construction of a LEED Platinum-certified office tower, alongside a specialized medical complex and supporting infrastructure, all designed to promote the growth of the medical ecosystem and offer state-of-the-art facilities aligned with future healthcare needs.

The new office tower, designed by the prestigious firm P&T Architects and Engineers Ltd, will be the first of its kind in Dubai Healthcare City to achieve a LEED Platinum rating. The building will span 13,000 square meters, including three basement levels and nine above-ground floors. It will feature both office and commercial spaces on the ground floor, setting a new standard for sustainable urban development that aligns with the highest international benchmarks.
Also part of the plan is a specialized medical complex, designed by Dubai’s architecture and engineering firm DAR. This project will cover 5,800 square meters and will consist of two basement levels and five upper floors. The building will provide flexible space for operating rooms, laboratories, outpatient clinics, and various other medical units, meeting the evolving demands of modern healthcare services.
To provide a seamless and comfortable experience, DHCA also plans to construct multi-storey car parks equipped with electric vehicle charging stations, as well as a smart parking system integrated with the Salik network. The infrastructure will be built with full accessibility in mind, ensuring it meets the needs of all community segments and offers long-term adaptability to the changing requirements of healthcare providers and patients.
