Dubai Islands is preparing to welcome a new residential development, Bay Estate, located on Elite Island, also known as Island E. The upcoming project is expected to become a distinctive addition to Dubai’s luxury waterfront residential developments, featuring a combination of villas, townhouses, green spaces, and crystal lagoons.
The project’s master plan, displayed at the Nakheel Sales Center, reveals a residential community comprising approximately 600 to 650 land plots, villas, and townhouses. The development will also feature three crystal lagoons distributed across the island, although the full and final details of the project have not yet been officially announced.
Bay Estate Master Plan on Dubai Islands
Bay Estate consists of two main sections. The smaller section, known as The Kidney, is dedicated entirely to land plots and includes approximately 80 plots arranged according to the displayed master plan.
The larger section of Elite Island features around 60 waterfront land plots, alongside 359 villas and townhouses. These homes are distributed across low-rise residential communities surrounded by extensive green spaces, water features, and internal amenities.
The project’s design makes extensive use of its waterfront location, with villas and residential units positioned along the coastline and throughout the island. Gardens and lagoons are also incorporated into several residential clusters, creating a balance between waterfront views and green spaces.
This layout gives Bay Estate a residential character that combines coastal surroundings with natural spaces within the island. It also reflects Dubai’s continued development of integrated waterfront communities offering a variety of residential and real estate investment options.
Three Crystal Lagoons
The three crystal lagoons are among the most prominent features of the new Bay Estate master plan. Planned for locations within the island, they will be the first of their kind on the artificial Dubai Islands.
The lagoons will be distributed among the residential communities, surrounded by villas and landscaped green spaces. They will introduce additional inland water features alongside the island’s natural waterfront.
These lagoons are expected to give the development a distinctive character by combining open coastal views with internal bodies of water. Gardens and other amenities will also form part of the community’s overall design.
The Tower District
The Elite Island master plan also includes a separate district at one end of the island, with a different architectural character from the low-rise residential communities.
The displayed model features a collection of multistory buildings and towers, along with various amenities, a waterfront area, and a marina.
Detailed designs for this section are still under development. The final appearance, number, and intended uses of the towers have not yet been confirmed.
As a result, the buildings shown in the current model represent a preliminary concept for this district. Their designs and other details may change before the project’s final master plan is officially announced.
Expected Property Prices
Preliminary estimates suggest that residential property prices at Bay Estate on Dubai Islands could start at approximately AED 5.5 million for three-bedroom townhouses. Four-bedroom townhouses are expected to start at around AED 6.8 million.
Prices for attached villas are estimated to range between AED 7 million and AED 9 million, according to the preliminary figures available ahead of the project’s official launch.
These prices remain estimates and have not yet been finalized. Official pricing, along with further details about the residential units and their release for sale, is expected to be announced later.
Part of Dubai Islands
Bay Estate forms part of the larger Dubai Islands master development, formerly known as Deira Islands. It is one of the major coastal projects associated with Nakheel and Dubai Holding Real Estate.
The master development consists of five islands designed to create an integrated destination for residential living, hospitality, and entertainment, with extensive beaches, green spaces, and open recreational facilities.
Dubai Islands covers an area of approximately 17 square kilometers and adds around 50 kilometers of coastline. Nearly 60% of the development is allocated to open green spaces.
The overall master plan includes a diverse selection of hotels, resorts, and luxury residences, alongside entertainment, cultural, and sports facilities. These developments support the continued urban and tourism expansion of Dubai’s northern coastline.
