Dubai Healthcare City Breaks Ground on Dubai Creek Gardens, a AED 3 Billion Residential Development

Dubai Healthcare City Phase 2 has marked the groundbreaking of Dubai Creek Gardens, an integrated residential development being developed by Global Partners Limited with an investment value of AED 3 billion, representing another important step in strengthening the destination as a fully integrated community that brings together healthcare, wellness, residential living, and a modern lifestyle.

The project spans more than 127,000 square meters along Dubai Creek and has been designed around a low-density residential concept with a strong connection to nature, reflecting Dubai’s modern urban development priorities and its growing focus on quality of life.

70% of Dubai Creek Gardens Dedicated to Open Spaces

Dubai Creek Gardens has been designed as a residential community that blends naturally with its surroundings, with 70% of the project’s total area allocated to gardens, parks, sports facilities, and open spaces.

This approach reflects the development’s focus on healthy living and well-being, providing residents with generous spaces for movement, recreational activities, and enjoying the natural environment.

The groundbreaking ceremony was attended by a number of senior officials and representatives from the Dubai Healthcare City Authority, the regulator and business development authority overseeing Dubai Healthcare City, along with representatives from Global Partners Limited, Mirage Leisure and Development, Octa Properties, Bauer Spezialtiefbau GMBH, and Marriott International.

The project also supports the objectives of the Dubai Quality of Life Strategy 2033 and the Dubai 2040 Urban Master Plan, both of which aim to enhance quality of life, expand green and recreational spaces, and develop sustainable communities that can respond to the evolving needs of residents.

As part of Dubai’s efforts to attract foreign direct investment, the Dubai Healthcare City Authority also participated as a founding shareholder in Global Partners Real Estate Fund II, supporting long-term investments that contribute to the growth and development of the new destination.

More Than 1,400 Residential Units

Dubai Creek Gardens will include more than 1,400 residential units, in addition to a selected range of retail outlets and restaurants, creating a community that brings together homes, facilities, and everyday services within an integrated environment.

The development will also feature the first residential units in the UAE under the Westin and Renaissance brands, being developed in partnership with Marriott International. The residences will add a new offering to Dubai’s growing portfolio of branded residential projects associated with major international hospitality names.

Supporting Quality of Life in Dubai

The project forms part of Dubai’s broader direction toward developing more sustainable communities centered on quality of life, with a focus on increasing green spaces and creating residential environments that encourage healthier lifestyles.

On the occasion, Issam Kazim Al Kaldari, Chief Executive Officer of the Dubai Healthcare City Authority, said: “Dubai Creek Gardens, developed by Global Partners with a value of AED 3 billion, reflects the growing confidence of major investment institutions in Dubai Healthcare City Phase 2 and confirms the destination’s potential to become an integrated hub for healthcare, wellness, and modern lifestyle experiences.”

He added: “Projects of this scale and quality contribute to achieving our ambitions for the new destination by providing an environment that offers the opportunity to live, work, and benefit from world-class healthcare and wellness services within one connected ecosystem. By enabling high-quality projects that focus on wellness and quality of life, we continue our commitment to supporting Dubai’s wider vision for sustainable urban growth and providing an environment that responds to the evolving needs of individuals and businesses within the Dubai Healthcare City community.”

Dubai Healthcare City Strengthens the Integrated Community Concept

The development of Dubai Creek Gardens reflects the continued direction toward positioning Dubai Healthcare City Phase 2 as a destination that extends beyond healthcare, bringing together health, wellness, residential living, work, and services within one connected community.

The project is expected to broaden the range of residential options within the destination, alongside the continued growth of its healthcare, wellness, and modern lifestyle ecosystem.

An Investment in the Future of Residential Living in Dubai

Badr Saeed Hareb, Executive Chairman of Global Partners Real Estate Fund II, said: “Dubai Creek Gardens represents an investment that looks ahead to the future of residential living in Dubai. We selected Dubai Healthcare City Phase 2 because of its strategic location and the opportunities it offers to create a distinctive residential destination that integrates with its growing ecosystem in healthcare, wellness, and modern lifestyle. Allocating 70% of the project’s area to gardens is a carefully considered approach and reflects our ambition to develop the next generation of residential projects in Dubai according to standards that meet institutional investment requirements.”

The allocation of the majority of the project’s land to gardens and open facilities stands out as one of the development’s key features, particularly as interest continues to grow in residential communities that combine quality design, sustainability, and well-being.

First Westin and Renaissance Residences in the UAE

The partnership with Marriott International is one of the key components of the development, with Dubai Creek Gardens set to feature the first residential units in the UAE carrying the Westin and Renaissance brands.

Sandeep Walia, Chief Operating Officer, Middle East & Africa and Luxury, Europe, Middle East & Africa at Marriott International, and Global Brand Leader for Design Hotels, said: “We are delighted that Dubai Creek Gardens will feature the first residences in the UAE under the Westin and Renaissance brands, offering homeowners a lifestyle centered around well-being within a walkable community that brings together everyday living, work, and leisure through thoughtfully designed homes and amenities, along with services that meet the highest standards of hospitality.”

These residences are expected to add another dimension to the project, supported by the growing presence of internationally branded homes in Dubai’s real estate market and increasing demand for residential experiences that combine quality living with hospitality-led services.

Dubai Creek Gardens Responds to Growth in the Real Estate Market

The groundbreaking of Dubai Creek Gardens comes at a time when Dubai’s real estate sector is seeing growing demand for upscale and integrated residential communities, alongside the emirate’s continued population growth.

Dubai’s population is expected to reach 5.8 million by 2040, strengthening the need for more projects that provide a diverse mix of residential, hospitality, leisure, and lifestyle options.

Dubai Creek Gardens is scheduled for completion in 2030. Once completed, it will add new residential, hospitality, and lifestyle choices to Dubai Healthcare City Phase 2 and support its continued development as an integrated destination combining healthcare, wellness, residential living, and an upscale lifestyle in one of the most promising areas along Dubai Creek.
